With the landlord

Updated 19 September 20263 min readA2

Finding a flat in Finland is done by message: you write to the landlord, you get a viewing, you get the keys. Later you write to the maintenance company when something breaks, and to the landlord again when you leave. These messages are short, and here they are.

Asking about an apartment

Hei! Olen kiinnostunut asunnosta osoitteessa Mannerheimintie 10. Hi! I am interested in the apartment at Mannerheimintie 10.
Onko asunto vielä vapaa? Is the apartment still available?
Milloin voisin tulla katsomaan sitä? When could I come and see it?
Sopiiko huomenna kello 17? Would tomorrow at 17 suit?
Kuuluuko vesi vuokraan? Is water included in the rent?
Onko sähkö vuokran päälle? Is electricity on top of the rent?
Kuinka suuri takuuvuokra on? How big is the deposit?
Onko taloyhtiössä sauna ja pesutupa? Does the building have a sauna and a laundry room?
Voinko muuttaa sisään 1. marraskuuta? Can I move in on 1 November?
Olen töissä sairaalassa, ja minulla on vakituinen työsopimus. I work at a hospital and I have a permanent contract.
Landlords want to hear this. Say it early.

Reporting a problem

Most problems go to the huoltoyhtiö (maintenance company), not the landlord. Its number is on the notice board in the stairwell.

Hei! Asunnossa A 12 hana vuotaa. Voitteko tulla korjaamaan? Hi! In apartment A 12 the tap is leaking. Can you come and fix it?
To the maintenance company (huoltoyhtiö), number on the stairwell board.
Lämmitys ei toimi. The heating isn't working.
Vessa on tukossa. The toilet is blocked.
Jääkaappi on rikki. The fridge is broken.
Naapurista kuuluu kovaa meteliä yöllä. There is loud noise from the neighbour at night.
Olen lukinnut itseni ulos. I have locked myself out.
The maintenance company opens the door, for a fee, with ID.
Milloin sähkökatko päättyy? When does the power cut end?

Giving notice

Haluaisin irtisanoa vuokrasopimuksen. I would like to terminate the lease.
Irtisanomisaika on yksi kuukausi. The notice period is one month.
For tenants it is always one calendar month, whatever the lease says.
Muutan pois 31. tammikuuta. I am moving out on 31 January.
Milloin saan takuuvuokran takaisin? When do I get the deposit back?
Voimmeko tehdä loppusiivouksen tarkastuksen yhdessä? Can we do the final cleaning inspection together?
Kiitos, ystävällisin terveisin Thanks, kind regards
